Congratulations! You have made an offer on your Dream Home, the paperwork has been sent to the lender of your choice, and now it’s time to book your Home Inspection. While there is a cost associated with the Home Inspection to you as the buyer, we recommend that every single client we work with have one completed prior to finalizing your home purchase, as it is a very Important step on your journey to Home Ownership.
Why do we recommend a Home Inspection? We understand that buying a Home is most likely going to be the largest purchase you will make, and that you will want to be sure you are buying a home that not only looks good on the surface, but is in good working order as well. The Home Inspection will provide you with a snapshot of the home in its current condition, it’s purpose is to ensure that all the major building systems, including electrical and plumbing, are clear of any potential issue. The Inspection report will give you the peace of mind, as well as the financial certainty, that you are making a positive investment in your future.
You don’t know a Qualified Home Inspector? We are happy to help by providing you a list of Certified Professionals with great reputations that you can choose from.
Once a date is set for the Inspection, one of our team members will meet with you and the company of your choosing to inspect the home. Now, if you find crawling under the crawl space or peaking in the attic is a little weird for you, don’t worry, the homes current owner won’t be there to see what we are up to. Actually, I would suggest you bring a coffee, follow along, and use this as your opportunity to get fully acquainted with inner workings of your home, and to gain a good understanding of how you can best care for it. During this appointment we want you to feel free to ask all the questions you may have about the home you are planning to buy, but for the hands on stuff we will leave the inspecting to the inspector, since crawling into tight spaces is obviously something he actually enjoys.
Once completed, a copy of the report will be provided to all parties. In most cases the findings are minimal, easily addressed, and the Home Inspector will have validated what you the buyer have already discovered for yourself, that you have in fact found the Home of Your Dreams.
Sincerely,
The Rosts
